# Boiler Service Cost in London: What to Expect in 2026

Boiler service costs in London vary more than they should. Prices range from around £60 for a quick visit from an unqualified trader to over £200 on a British Gas service plan. The difference is not always quality — it is often brand premium and overhead. This guide explains what a proper boiler service covers, what you should pay, and what to watch out for.

## How much does a boiler service cost in London in 2026?

For an independent Gas Safe registered engineer in London, expect to pay between £70 and £130 for a standard annual boiler service. This is a one-off payment, no contract, no direct debit.

Large service companies — British Gas HomeCare, Homeserve, Corgi — typically charge £100–£250 and bundle the service into an annual plan. The plan often includes breakdown cover, which adds value if your boiler is older. However, for a boiler under 10 years old in good condition, you are usually paying significantly more than necessary.

R.W. Miller charges a fixed rate for [boiler servicing across South London](/services/boiler-service/). Call 07375 813996 for the current price — no annual contracts, no upselling.

## What should a boiler service include?

A proper boiler service — one that will satisfy warranty requirements and actually catch developing faults — should cover all of the following:

- Combustion analysis: flue gas analysis to confirm the boiler is burning gas cleanly and efficiently
- Heat exchanger inspection and clean
- Gas valve check: confirming gas pressure and flow are within specification
- Ignition and flame inspection: checking the burner lights correctly and burns with a steady blue flame
- Safety device tests: pressure relief valve, high limit thermostat, flame failure device
- Flue inspection: confirming the flue is clear, undamaged, and drawing correctly
- System pressure check
- Visual inspection of all accessible components and pipework connections
- Written service record issued on completion

If a visit does not include combustion analysis, it is not a full boiler service. Some engineers skip this step to save time — the combustion check is the most important safety element and the one most likely to catch a developing heat exchanger problem.

## What is NOT included in a standard service?

A service covers inspection and cleaning. It does not cover repairs. If the engineer identifies a fault — a cracked heat exchanger, a failing pump, a worn seal, a blocked condensate trap — that is additional work, quoted separately. Any reputable engineer will give you a fixed price for repair work before touching anything. If they quote vaguely 'by the hour', get a second opinion.

## Does my boiler warranty require an annual service?

Yes — almost all extended boiler warranties (Worcester Bosch, Vaillant, Ideal, Baxi, Potterton, Glow-worm) require annual servicing as a condition. Missing a year can invalidate the warranty. The manufacturer will ask for your service records if you make a warranty claim.

Keep the written service record the engineer issues. If your engineer does not give you one, ask for it explicitly — it is part of what you are paying for.

## Annual service vs. service plans: which is better value?

Service plans make sense when they include genuine breakdown cover for an older boiler. If you have a boiler over 10 years old and you want the security of knowing repair costs are covered, a plan may be worth the premium.

For a boiler under 10 years old, still under some warranty cover, and in generally good condition, paying for an annual service from an independent Gas Safe engineer is almost always better value. You pay less, get a personal service from one engineer who knows your system, and have no contract tying you in.

## When should you book a boiler service in London?

Late summer — August or September — is the optimal time. Engineers are less busy, you have full choice of availability, and any faults found can be fixed before the heating season starts. Booking in January when your boiler is already running hard under a cold snap means competing with emergency call-outs and waiting.
